Landlord and void clearances in Romford

Work instructed by the person who owns the furnishings rather than the person who has been living with them. That distinction drives everything about how these jobs are recorded, because nobody involved has daily familiarity with the contents.

A list made at the property is what turns a void clearance from a risk into an administrative task.

What a landlord instruction involves

Listed at the property A written inventory made on site, with a copy to you.
Condition noted Where furnishings are being held and returned, their state is recorded going in.
Void holding Furnishings stored between tenancies and put back when the let is taken.
Part-furnished moves Specific items in or out rather than a whole household.
Disposal run One drop at a charity shop or recycling centre for what is not being kept.
One contact The same person across collection, holding and return, however long the void.

The record is the service

On an owner-occupier move an inventory is a convenience. On a landlord instruction it is the point, because the goods are yours, the property has been somebody else's home, and neither you nor we were there for the years in between.

So we list at the property, note condition where furnishings are going to be returned, and give you a copy. Putting a part-furnished let back together after a void is trivial with that list and guesswork without it.

Voids, and what to do with the contents

Leaving furnishings in an empty property during a void is a common choice and not always the right one — an unoccupied furnished flat is a different insurance and security proposition from an empty one.

The alternative is to hold the contents and return them when the let is taken. That costs something and it removes the question entirely. We will set out both rather than steer you.

What is left behind by tenants

Frequently something. We will clear it, list it, and take a load to a charity shop or recycling centre where that is appropriate.

Where a tenant has left a substantial quantity, that becomes a waste-clearance question rather than a removals one, and it may have implications for the deposit that are yours to pursue rather than ours.

Working with agents

We take instructions from letting agents directly as well as from landlords. In either case the list goes to whoever is instructing us, and we will copy a second party in if you ask.

Questions about landlord and void clearances

Do you provide an inventory as standard?
On landlord instructions, yes, as standard rather than on request. It is the part of the job that matters most when the booker is not the occupier.
Can you hold furnishings during a void?
Yes, listed and held, returned when the let is taken. It removes the security and insurance question that comes with a furnished empty property.
What about items the tenant left?
We will clear and list them, and take a load for donation or recycling where appropriate. A substantial quantity becomes a licensed waste question and we will say so.
Do you work with letting agents?
Yes, directly. The list goes to whoever instructs us and we will copy a second party if asked.
Can you work between tenancies at short notice?
Often. Voids tend to be discovered rather than planned, so ask — we will tell you what we genuinely have.
