The inspection is the deadline

A completion can slip by a day and everybody grumbles. A check-out cannot, because an inventory clerk is booked and the clock on your deposit starts when they arrive.

So we work back from it: arrival time, loading order, and how much margin sits between finishing and the inspection. Finishing as the clerk walks in is not a plan.

What is yours and what came with the flat

Worth settling before the day rather than during it, particularly in a part-furnished let. The check-in inventory is the reference, and if you are not sure, photograph it now.

It matters for us too — we will not load something that turns out to belong to the landlord, and sorting that out on the morning costs everybody time.

Where deposits actually go

Rarely damage caused in the move. Nearly always things left behind — a loft nobody checked, a garden chair, bags in a communal hall — or scuffs on a shared staircase.

Protection goes down in communal areas as standard and we do a final walk-through with you before the van closes. A few minutes, and it has saved more deposits than anything else we do.

When the tenancies do not meet

Collect once, list it, hold it, deliver when you have the new keys. One handling instead of three, and you are not living out of a car for a week.

Can you move on the day of check-out?
Usually, and the slot is worth booking early. We plan to be loaded and away with margin before the inspection.
What if the new place is not ready?
Goods are listed and held, then delivered when you have keys.
Can you move a single room from a shared house?
Yes — common in Rush Green and the terraced streets. Give us the floor and the stair layout when you enquire.
Will you help protect my deposit?
We protect communal areas, do a final walk-through and point out where things get left. What we cannot do is promise an outcome from somebody else's inspection.
What if something belongs to the landlord?
We will not load it. Check the inventory before the day so there is no debate on the morning.
